A bank's margin over prime is a credit decision. An access bond, a readvance or a further bond is a separate facility from the original loan, and each one still needs the bank's approval.

A home loan and a mortgage bond
In South Africa the loan is the money and the mortgage bond is the security registered over the property at the deeds office. People say bond and home loan for the same purchase. The bank can act on the bond if the agreement is not paid.
Loan-to-value is the bond as a share of the property value. Investec's published page says up to 100% of the purchase price, subject to approval. That is not a promise, and the other banks on this page do not publish a single loan-to-value.
Transfer duty, where the sale is not subject to VAT, is a tax on the acquisition. Bond registration is the cost of registering the mortgage. Conveyancing is the attorneys' work. They are different bills. A new development sold by a VAT vendor is often taxed under VAT instead of transfer duty.
An access bond lets you use funds you have paid ahead, on the rules of that account. A readvance lends back principal you have repaid, usually without a new bond registration. A further bond registers additional security. FNB's researched home-loan page also states a minimum monthly income of R25 000 for an individual or one joint applicant.

Product details were checked on 28 October 2026. A name on a card is not a recommendation and not a quotation. The button opens the lender's homepage.
6 research records. A missing amount or term is not treated as zero or as unlimited. A product stays in the list when the figure you need was not published. Meeting a published threshold does not guarantee approval.

The starting bond is an illustration: R1 500 000, a R150 000 deposit, 11% a year and 20 years. Transfer duty uses the SARS Budget 2026 scale checked on 28 October 2026 and is not added to the bond. Bond registration, attorney fees, rates, levies and buildings insurance are separate. A VAT sale may not attract transfer duty.
Buying costs that are not the instalment
The calculator estimates transfer duty from the SARS Budget 2026 scale checked on 28 October 2026, and only for a sale that is not subject to VAT. It does not estimate attorney fees or bond registration costs. Those belong on an attorney's quote.
Initiation fees, a monthly bond fee, buildings insurance, municipal rates and body-corporate levies are outside the instalment.
Interest on a 20-year bond can exceed the price of the property. Extra payments reduce that interest only when the agreement allows them.
The property is the security
A variable, prime-linked bond instalment rises when the rate rises. Buying at the edge of the assessment leaves no room for levies or a rates increase.
Capitec Home Loans is originated by Capitec. The published description says the credit agreement is with a credit provider managed by SA Home Loans. The card says so. SA Home Loans is not listed as its own current product until that page is re-checked.
Consumer protection
A credit provider covered by the National Credit Act must assess affordability and give the pre-agreement disclosure for the agreement it offers. This comparison is not that quotation, and it does not approve a bond, a vehicle or a renovation.
NCR registration was not independently checked for any provider on this page, so no registration number is shown as verified. The contracting legal entity still has to be read off the quotation. That matters where a brand originates an application and another firm is the credit provider, as with Capitec Home Loans and SA Home Loans.
Complaints start with the lender. The National Credit Regulator publishes consumer-credit guidance. Information you enter on a lender's own site is handled by that lender under POPIA. WiT Money does not take an application on these pages.

How WiT Money compared these products
The comparison covers 27 products across vehicle finance, home loans, home-improvement borrowing and property-backed facilities, checked on 28 October 2026. Official product pages were the primary sources. Blank fees were left blank. Personalised rates are labelled personalised.
Toyota Financial Services, BMW Financial Services and a standalone SA Home Loans product were reviewed and are not listed as current products. MFC and WesBank keep their own names and logos rather than being shown as Nedbank or FNB. The default order is the lender's name, then the product. Nothing is sorted as cheapest or best.
No paid placement is active on the buttons. A listed homepage is not an application link invented by WiT Money.
Questions readers ask
What is the difference between a bond and a home loan?
The loan is the money. The bond is the mortgage registered over the property. In everyday use the two words describe the same purchase.
Do I pay transfer duty and VAT?
Usually one or the other. Transfer duty applies to many second-hand sales. VAT often applies when a VAT vendor sells. The transferring attorney confirms which one applies to the offer.
What is a readvance?
It is further lending against principal you have already repaid on an existing bond. It is not automatic, and the bank reassesses it. A further bond is additional registered security and usually has registration costs.
Does 100% mean I need no cash?
No. Even where a lender will consider a bond up to the purchase price, transfer duty or VAT, attorney fees and bond costs are still cash unless a separate arrangement covers them.
Is the Capitec home loan a Capitec credit agreement?
Capitec originates the application. The published description says an SA Home Loans-managed credit provider contracts with the borrower. Confirm the name on the quotation before you sign.
